What did we accomplish in 2022



We had an exciting year in Southchase 6 and accomplished many things together. If you ever wondered how your hard-earned dues payments are used, here is a recap of what we achieved in 2022.


New Amenities


We added several new amenities for the benefit of the community, including:

Painted two pickle ball courts on the tennis court

6 picnic tables

4 barbecue stations

Fire pit

Free Little Library

Golf hole for pitch-and-putt

Corn hole

Bocce

Pressure washer

Hedge trimmer

Refurbished Amenities

We updated our existing amenities to provide a more enjoyable experience:


Resurfaced the tennis court with 1 inch of new asphalt

Replaced the tennis court fence with new configuration

Painted tennis court with new colors

Two new tennis court benches

New colors painted on the basketball court

Painted both basketball backboards

New volleyball net

Added 2 dump trucks of sand to playground area

Painted the playground equipment

Painted lines and stops in parking lot


Community Events

We held many community events this year to bring neighbors together:


Spring break extravaganza

4 Movie nights showing Jungle Cruise, Monster House, Back to the Future, Rise of the Guardians

SC6 Summer games

Independence Day fireworks spectacular

Halloween trunk-n-treat with costume contest

Community garage sale

Christmas decoration contest

General Maintenance

We have almost 6 acres at the park, three entrances, brick walls, irrigation, electrical, palm trees, bushes, plants, flowers, fountain, chairs, benches, sidewalks, and woods and everything has to be maintained in tip-top condition:


Trimmed the hedges around the basketball and volleyball courts

Cleared the brush around the pine trees in the park

Trimmed 18 palm trees at the neighborhood entrances

Removed the old fence around the basketball and volleyball courts

Pressure washed the park area

Pressure washed the sidewalks, curbs, benches, and Adirondack chairs at the lakefront

Pressure washed the sidewalks, curbs, and walls along Wetherbee road

Repaired a major irrigation leak

Updated some plant material at the entrances

Relocated an 8 foot 7 inch alligator from the lake

Repaired two sections of brick wall along Balcombe road that were tilting over

Fountain repaired due to lightning strike

Installed new Christmas decorations at each entrance

Removed hurricane debris from the neighborhood after Orange County never picked it up

Orange County

In addition to all the SC6 maintenance, Orange County performed some much needed updates around our community:


Repaired all uneven sidewalks

Cleaned all storm drains

Paved all streets in our neighborhood

Implemented single-side-of-the-street parking to allow service vehicle access


Surrounding Community

Several SC6 residents have been actively working behind the scenes with District 4 Commissioner Cordero, the Sherrif's Office, the Traffic Control division, and surrounding community presidents to reduce speeding, improve turn lanes, update traffic signal timing, and make our community safer. Here's what's been accomplished so far:


Stop signs added to intersection of Balcombe and Braxted

Orange County Sherrif has been issuing traffic tickets to those who are running the stop signs

Balcombe street lines repainted to provide more space for turns into the neighborhood

Speed limit painted onto Balcombe road surface

Radar speed limit signs flashing your speed added in both directions of Balcombe road

Orange County Sherrif issuing speeding tickets on Wetherbee road


HOA Board Actions

We issued shed guidelines this year to allow neighbors to install sheds on their property. An approved ARC request and Orange County permit is required.


In addition to our contracts with the management company, landscaper, dog waste/garbage pickup, we signed a contract with a towing company and registered with Orange County so we can quickly remove abandoned vehicles from our property.


The board focused this year on building community spirit and involvement as evidenced by the new and refurbished amenities and community events.


SC6 Fun Facts for 2022

SC6 is home to 385 residents

We have 212 active emails registered on the website

More than 230 ARC requests were approved in the following categories:

Roofing

Solar panels

Exterior paint

Landscaping

Pools

Pavers

Windows / Doors


Almost 20 home were sold in the neighborhood

Highest sales price was $470,000

Almost 250 violation letters were issued and cleared

Unpaid dues is at an all-time low, thanks for paying your dues on time
