Southchase 6 Issues Shed Rules for Neighborhood



Many neighbors expressed an interest in adding a shed to their yard to alleviate the storage problems that arose after Orange County installed 'No Parking' signs on the side of the street where the fire hydrants are located.


In order to get cars off the road, many people needed to make room in their garage. A shed is the next logical solution to store yard and garden tools, and other items that might normally be stored in the garage.


The Southchase Parcel Six Declaration of Covenants explicitly states that no sheds are allowed in the neighborhood. However, we understand many homeowners have already installed a variety of different sheds in violation of the Declaration and thought it would be in the best interest of the community to issue shed rules that are clear, specific, applied to all homeowners equally, and provide a consistent shed solution throughout the neighborhood.


The shed rules were developed with the goal of accommodating most variations of shed requests and are rather forgiving while maintaining a balance with the overall character of the neighborhood. We suspect any homeowner wishing to install a shed will be satisfied with these rules.


To add more clarity around the shed rules, no preexisting sheds will be 'grandfathered in' for ARC approval. If your shed does not comply with the current shed rules, you may be subject to a violation of the governing documents. If you would like to have your preexisting shed approved by the ARC, please submit an ARC form and include the Orange County permit and final inspection.


The following shed rules were adopted at the last Board meeting held on April 25, 2022 and go into effect immediately.

Shed Rules

Only one shed is allowed per property

An Orange County permit is required

Shed size can be no larger than 120 square feet (for example 10x12)

Shed height at the roof peak must be less than 9 feet 5 inches

Shed siding material can be wood, lap siding, or stucco

Shed siding cannot be aluminum or plastic

Shed roof material to be shingled to match the house roof as close as possible

Shed roof style for detached sheds must be peak roof also known as ranch style

Shed roof style for attached shed must be lean-to style with a single pitch away from the house

No barn style roofs are allowed

Shed color to be painted to match the body and trim color of the house

Lakefront lots must have an attached shed

Attached means the shed is right up next to the house within 1-2 inches and either on the side or the back of the house

No shed will be allowed in the front yard

No detached shed will be allowed on the side yard unless the lot has a non-standard shape and will be considered case-by-case

Lots not on the water may install an attached or detached shed

Lots that back up to the brick wall must comply with Orange County setbacks

Attached sheds do not require the yard to be fenced

Detached sheds require the yard to be fenced according to ARC Fence guidelines

Detached sheds must be 5 feet away from the house and property lines to comply with county setback rules and fire / rescue egress and ingress rules

Corner lots may be required to comply with 15 foot setback from the road

The final inspection document from the county must be submitted upon completion of the shed
